You Found a Water Stain. Now What?

The stain is the symptom. Painting it is treating the symptom.

Find out whether it is active first. Mark the edge of the stain with a pencil and check it after the next hard rain. If it has grown, it is live.

Location narrows the cause. Below a bathroom is usually a supply line, a wax ring or a shower pan. Below an exterior wall is usually flashing or a window. Along a ceiling edge is usually the roof or a gutter backing up.

Touch it. A soft ceiling means the drywall has lost integrity and needs replacing, not sealing.

Never paint a stain with regular primer. Water stains bleed straight through latex. They need a dedicated stain-blocking primer, and even then only after the source is fixed.

The sequence that works: stop the water, let it dry fully, replace anything soft, block the stain, then paint. Skipping the drying step is why stains come back.

When it needs more than us: if there is active mould beyond a small area, or the framing is wet, that wants a remediation specialist before any repair.
