Two ways agents use us

You still have two good options. We can run the item through one of our vetted trade partners and manage it inside your scope, or we hand you the referral and you manage it direct. Your call, every time — we tell you which line items fall outside our trade before you sign anything.

How a punch list runs

1 Send it over Email or upload the signed repair addendum and the inspection report.
2 Scope & estimate back Line by line, with out-of-trade items flagged.
3 Deposit reserves the date We schedule, coordinate access, and update you in writing.
4 Completion packet Photos and notes on every line item, ready for re-inspection.

Payment

Estimates are free and priced by the job, not by time on site. 50% deposit to start. The balance is due on completion, after the work is signed off.

Scheduling

Your date is reserved when the deposit is received — jobs go on the calendar in the order deposits come in.

We confirm the arrival window the day before and keep you posted in writing until the punch list is closed.

Warranty

One year on our workmanship when the repair is done the right way. Materials and fixtures carry their manufacturer's warranty.

If a client directs a repair we have advised against as the wrong fix, the warranty does not cover that item — and we will put that advice in writing first.

Scope and change orders

What exactly gets done?

We perform the exact scope written in our estimate — no more, no less. Anything outside it is a change order, never a surprise line on the final invoice.

What happens when something extra turns up?

We stop work on that item, assess it, and send a written proposal with a firm price. You approve it by digital signature, and approved change-order costs are due in full before that work continues. Decline it and the item simply drops out of the scope — our technician moves on to the approved work, and the rest of the job stays on schedule.
