Repair Addendum Turned Around Before Closing

Inspection report to scoped punch list

Location: Greenville, SC
The problem. An agent sent a signed repair addendum with a closing date eleven days out and a mix of items — some ours, some requiring licensed specialists.
What we did.
- Read the addendum against the full inspection report to catch items the summary had compressed
- Built an itemized scope tied line by line to the addendum
- Separated what we perform from what gets coordinated with licensed specialists, and named both in the scope
- Scheduled the licensed specialists first so their work did not block ours
- Completed our items and provided documentation for the file
The result. Closing held. The agent had a scope she could hand to both parties, with nothing ambiguous two days out.
